Now that the holiday season is almost here, should you put your house on the market or wait until the season is over?

In my opinion, the absolute best time of year to put your house on the market is during the holidays. A lot of potential home sellers asking themselves this same question have the mindset that they need to wait to list their property, so inventory actually shrinks during the holidays. This is great for you because you’ll have fewer sellers to compete against.


Beyond a shadow of a doubt, this is one of the best times to put your house on the market.

We also have a lot of people from up north who are in town and have time off from work who might be interested in looking for their dream house to relocate and retire to. Additionally, after the first of the year, we tend to see an increase in properties coming on the market. If you wait until after the holidays to list, you’ll have more properties to compete against.

If you’re on the fence about whether right now is a great time to put your house on the market, it is absolutely, beyond a shadow of a doubt, one of the best times to do so.

Over the years, I’ve gone back and forth on a ton of different open house strategies. However, lately I have found a formula that works and I’m having unbelievable success with it. We do things a little bit differently.

We don’t just put a handful of signs up and pass out flyers. As you can see in the video above, we do much more than that. Our last open house had over 100 signs, flags, and banners directing traffic, in addition to a hot dog cart serving free lunch.

Our environment draws people in.

We strive to create a great environment with our open houses and as of late, it’s been working fantastically. When you have a great environment, more people show up. The more people that show up, the better chance you have of getting an offer. Since you never know who your buyer will be, we aim for the greatest exposure to seek them out.

A lot of people are asking me if now is a great time to sell their house.

It absolutely is.

Our market is absolutely on fire right now, and sellers are selling like they haven’t sold in 10 to 12 years. It reminds me of the market in 2005 and 2006 and how many people were so bummed that they missed out on that opportunity.

Well, guess what? This is that time again. Across the country, the median price is actually up over $20,000 from where it was at its peak in 2006. 

On the buy side, interest rates are starting to creep up, so there are still some great deals to be had. You have to balance being patient with being aggressive, but they’re out there.

What happens if you sell your home but haven’t purchased a new one yet? It happens more often than you might think, and there are options in how to proceed.

One option is a post-occupancy agreement, in which you close on the home and the buyer allows you to rent the house back for a short period of time. Our goal is to move you door to door. Unfortunately, that doesn’t always happen. Your Realtor can also find you a short-term rental, if this is the case.
